Which is the best bank to transfer your mortgage to?
There is no single best bank for everyone. Which one works out cheapest depends on your situation: how much you still owe, the current value of your home, your income, the term and what each bank asks in return for a lower spread. The only way to know is to compare real offers for your mortgage.
With mortgage refinancing, most comparisons focus only on the interest rate. We look at everything that affects your monthly payment and what you will pay over the life of the mortgage.
- Additional borrowing: if you need extra funds, we will assess the available options as part of our review.
- Spread and interest rate type: variable, fixed or mixed
- Life and home insurance
- Associated products: salary account, cards and other requirements
- Loan term: reduce your monthly payment or pay less interest overall
- Switching costs, to ensure the savings are real

FAQ
How much does your service cost?
For mortgage brokerage services, Meg Fin is remunerated by the banks. There is no cost to our clients for the assessment and management of a mortgage application. Find out more about how we work.
What are the costs of switching your mortgage?
In many cases, the new bank will cover some or all of the costs of switching your mortgage. These typically include the property valuation, registration fees, taxes and, in some cases, an early repayment charge from your current bank. Before you make any decision, we give you the full picture: how much you could save, what you would pay and whether switching is actually worthwhile. Fees and costs associated with switching a mortgage are also regulated. You can check the applicable rules at the Banco de Portugal Bank Customer Portal (Portal do Cliente Bancário).
Does it make sense to review my current mortgage?
Refinancing is not only worthwhile when rates fall. A mortgage can be poorly structured for reasons that have nothing to do with the rate: an unsuitable term or products, linked insurance that could be optimized, or other financial products tied to the loan that no longer fit your current profile. Looking at your mortgage as part of a wider financial structure, and not as an isolated contract, is what allows us to find room for improvement where others do not look.
Which is the best bank to transfer my mortgage to?
There is no single best bank for everyone. The bank that works out cheapest for you depends on your situation: how much you still owe, the current value of your home, your income, the term and the products each bank asks for in return for a lower spread. That is why we compare real offers for your mortgage and show you the numbers side by side.
Can I borrow an additional amount when refinancing my mortgage?
In many cases, you can apply for additional borrowing when you transfer your mortgage. The amount available depends mainly on the property’s current value, your outstanding mortgage balance and how much of your income is committed to debt repayments. The additional borrowing may have different terms from the mortgage, so we show you the costs separately: what the transfer costs and what the extra borrowing costs.
I have a fixed or mixed interest rate. Can I still refinance?
Yes. During the fixed-rate period, the early repayment fee can be up to 2% of the outstanding capital (on a variable rate, the limit is 0.5%). We look at how much of the fixed period is left, how much it would cost to leave now and whether the savings make it worthwhile. Sometimes it pays to switch now, sometimes it pays to wait, and we tell you which applies to you.
What if my current lender makes me a counteroffer?
It is common for your bank to make a counteroffer to keep you as a client, and that is good news: it means there is room to improve your terms. We help you compare the counteroffer with the alternatives, so you can decide with the numbers in front of you and not under pressure.
Do I have to switch my salary account or insurance?
Lenders often offer better mortgage terms if you have your salary paid into an account with them. If your income is earned abroad, some may accept regular transfers instead. We check what each lender requires and include those conditions in our comparison, so you can see whether the savings justify the changes and whether your insurance could cost less too.
How long does the process take, and what do I need to prepare?
A mortgage transfer can take between one and two months from the initial assessment to completion, depending on the lender and your circumstances. To get started, we only need the information in the form. We will then tell you exactly which documents are required. These usually include identification, an income tax return, payslips, a credit liabilities report and a statement of the outstanding balance on your current mortgage.
I live outside Portugal. Can I still refinance my mortgage?
We work with non-resident clients and Portuguese citizens living abroad. Mortgage terms and document requirements vary by country and type of income, and we can manage the process remotely. In most cases, you only need to be present to sign the deed. Sometimes a representative can even do that on your behalf with a power of attorney.
