Mortgages and personal loans

With Meg Fin, whether it’s a mortgage or a personal loan, we take care of the process. You make the decision.

01

Mortgages for property purchases

Residents, non-residents, foreign nationals or Portuguese nationals living and working abroad. Each profile comes with different requirements, lenders and documentation. We assess your case, evaluate the available options and structure the financing before approaching any financial institution — only then do we move forward. Learn more.

02

Mortgage refinancing

Most people have never looked at their debt as a whole the way they would assess an investment portfolio. We do — and there is often room for improvement. Not just the rate. The entire structure. Learn more.

03

Financing for investments

Accumulated wealth can open up options that may not be available to other borrowers. They are rarely obvious — and almost never found in a standard brochure. That is exactly where we come in. Learn more.

04

Construction & self-build

Financing a construction project is different from financing a property purchase. The timing, documentation and disbursement process are different, and the bank needs to understand the project before releasing the funds. Learn more.

05

Personal loans

When a personal loan is the missing piece, we know when it fits. For non-resident clients, our services focus on financing property in Portugal. Other lending products are subject to each lender’s eligibility criteria. Learn more.

FAQ
Should I contact Meg Fin before or after choosing a property?

Ideally, clients should contact Meg Fin before they even start viewing properties. Knowing exactly how much they can borrow, on what terms and with what impact on their finances changes how they approach the property market. It helps avoid disappointment, makes it easier to act when they find the right home and puts them in a much stronger negotiating position.

For mortgage brokerage services, Meg Fin is remunerated by the banks. There is no cost to our clients for the assessment and management of a mortgage application. This is how the service model works in Portugal — and it means our interests are aligned with yours: we look for the solution best suited to your circumstances.

We have access to the products of several financial institutions and our sole objective is to find what makes sense for your case. Beyond that, we manage the entire process: from the initial assessment to completion, coordinating between all parties involved — lenders, lawyers, notaries and any other stakeholders. It is a process involving multiple parties and considerable coordination — and that is precisely what we handle for you.

A tied mortgage broker is an entity authorised by the Banco de Portugal that establishes formal agreements with financial institutions. In practice, this gives us direct access to the products and terms offered by several banks, allowing us to assess which options are best suited to each client's profile.

Our only commercial relationships are with our clients and the financial institutions we work with. Some estate agencies have in-house mortgage brokerage services, creating a commercial link between the sale of a property and its financing that could influence their recommendations. Meg Fin has no such conflict: if a property raises documentation or financing issues that could harm the client’s interests, they will be the first to know.

We work with residents, non-residents, foreign nationals and Portuguese citizens living abroad. Eligibility depends on your financial profile — including income, credit history and tax circumstances — rather than nationality. That is precisely why we assess each case individually instead of applying a standard solution.

Several lenders in Portugal accept income earned abroad, but the terms and required documents vary according to the country, type of income and client’s tax circumstances. This is one of the situations where an assessment before applying can make all the difference.

Clients whose income comes from dividends, company structures or rental properties are assessed differently from salaried employees, and the documentation required is considerably more complex. We have extensive experience with this type of profile.

The debt-to-income ratio is one of the main criteria banks use to assess a mortgage application. In simple terms, it is the proportion of monthly income committed to loan repayments. The problem is that many clients come to us after having taken out a car loan, a personal loan or other financing — which can compromise or entirely rule out the mortgage they are hoping for. This is why we insist: contact us before making any financial decisions that could affect your property plans.

For salaried employees, the usual documents include identification, an income tax return and tax assessment, payslips, a credit liabilities report, bank statements and property documents. The list can be quite different for clients with income from abroad or a company structure. We carry out an initial assessment and tell you exactly what is needed for your particular case, without unnecessary paperwork.

The time a mortgage application takes depends on the client’s profile, the lender and the complexity of the case. As a general guide, it can take two to six weeks from the initial assessment to mortgage approval. We then coordinate the completion date with everyone involved. More complex cases, such as those involving non-residents, income from abroad or company structures, may take longer.

In some circumstances, a personal loan can be useful as a temporary solution or to meet a specific need within a more complex financing arrangement. Whether it is appropriate depends on the client’s circumstances and goals, so we assess it case by case.

Find out if you could be paying less. We compare your current mortgage with the terms available from leading banks and identify opportunities to improve it.
